Once the offer is accepted by the seller, Mirabilis takes care of all closing procedures
When Mirabilis closes on the home, you contribute 2% of the purchase price
At closing, you sign a lease with Mirabilis at pre-agreed rental rates for up to six years
Our lease includes a purchase option that allows you to buy the home at pre-agreed prices for up to six years
Your 2% contribution (plus any future deposits into your Tenant Fund) will be credited toward the option purchase price
At closing, your 2% initial contribution will be deposited into your Tenant Fund. Should you elect to exercise your purchase option in the future, the entire balance of your Tenant Fund will be credited toward the option purchase price.
Your only ongoing financial commitment is to pay your monthly rent. You are not required to exercise your purchase option or make additional contributions to your Tenant Fund.
You decide if, when and how much additional cash you’d like to contribute to your Tenant Fund over time. The more you contribute, the more financial benefits you receive.
Your 2% contribution is deposited into your Tenant Fund at closing. The initial contribution is non-refundable should you elect to exit the INTRO program without exercising your purchase option.
You are welcome, but not obligated, to make additional contributions to your Tenant Fund at your leisure. All voluntary contributions are fully refundable should you elect to exit the INTRO program.
Your Tenant Fund appreciates at the same rate as your purchase option prices, ensuring that your Tenant Fund never loses value.
As your Tenant Fund reaches certain cash balance milestones, Mirabilis will deposit a percentage of your future rent payments into your Tenant Fund. The higher the cash balance, the higher percentage of rent Mirabilis will deposit.
Should you elect to exercise your option to purchase the home from Mirabilis, the entire balance of your Tenant Fund will be credited toward the option purchase price (Initial contribution + Voluntary contributions + Fund growth + Rent cash back).
